Our development division focuses on brownfield and despoiled land between 2 to 100 acres.
Our developments tend to be more complex due to land assembly, relocation of exiting uses where possible, and contaminated land remediation. We therefore have a multi-disciplined and experienced development team with a broad range of skills.
We are dedicated to open engagement with all stakeholders and assign significant resources to this commitment.
Regeneration and efficient use of land are key drivers of the sites we acquire and promote. If we can’t be proud of the development we would never want to promote it.
We also only promote land that we own and control and with our market approach do not have any planning consents that have not been developed or are not currently under construction. The GDV of developments completed or under construction exceeds £350m.
Our development activities are primarily focused in the South East of England and include residential, retail, industrial and leisure schemes. Wherever possible, we look at mixed development, combining residential and commercial spaces to best meet the needs of the local community.
Our real estate investment division owns and manages 752,000 Sqft from 19 locations predominantly in the South East of England.
Our portfolio is organically seeded from our commercial development projects as well as some opportunistic or strategic acquisitions.
We aim to expand and enhance our portfolio by 5% annually.
Our investment portfolio has a range of property types from office, retail, leisure and commercial industrial. Either by market value or rental area the backbone of the portfolio is predominantly multi-let light industrial units with a focus on waste management and clean-technology uses. A selection of our sites and characteristics are detailed below.
Residential House Building
Salus Homes is the residential house building arm of our business and tends to focus on schemes above 100 units, typically developed with major house builders.
We are currently involved in the development of Artisan Quarter in Maidstone. Planning permission was attained to build residential units of up to 65 dwellings on Tonbridge Road.
Intellectual Property (IP) Investment
The Group invests in early-stage, revenue-generating businesses that are underpinned in whole, or large part, by the creation of and future growth in intellectual property value. We are willing to take either active or passive minority stakes, depending on the extent to which we believe that we can provide more than just capital.
Currently we are invested in three businesses spanning the Media, Technology and Life Sciences industries. Our goal is to obtain substantial long-term returns on a par with the Group’s higher risk property development activities, whilst offering the benefit of broader industry and geographical exposure.
Terance Butler Wealth is the division within the Group responsible for liquid investment activities. We have the ability to invest on an opportunistic basis across all liquid asset classes, both complementing the Group’s less liquid property-related activities and providing additional diversification globally within a liquid and accessible structure.
